The Rent a Room Scheme can provide tax relief when furnished accommodation is let in your home. GOV.UK sets the threshold at £7,500 a year, reduced to £3,750 if you share the income with someone else.
The government explains that relief is automatic below the relevant threshold. If receipts exceed it, a tax return is required, with a choice between using the scheme and recording income and expenses under the normal method. HMRC’s detailed helpsheet explains eligibility and the treatment of receipts. The threshold is not a general allowance for every type of rental property.
This rewrite replaces an August 2024 archive guide. The official guidance was checked on 3 November 2026. It does not decide which tax treatment is best for an individual or repeat the original article’s unverified benefits claims.
Start with the actual arrangement
Before estimating what you might keep, describe the accommodation, who lives in the home and who receives the payments. Keep a record of the amounts received and what they cover. If the arrangement changes during the year, note when it changed rather than assuming the same answer applies throughout.
Where the receipts or eligibility are unclear, use HMRC’s helpsheet or ask a tax adviser to assess the facts. A headline tax-free amount does not answer questions about every payment or every property configuration.
Check permissions separately
The tax scheme does not by itself establish that the proposed letting is permitted under a mortgage, insurance policy or tenancy. Ask the relevant provider or landlord about the actual proposal and retain the answer. Likewise, do not infer an occupier’s legal status or notice rights solely from the tax treatment.
Plan everyday shared living
Think through the use of shared rooms, bills, cleaning, visitors and communication before someone moves in. Put the agreed arrangements in an appropriate written form and ask for advice if their legal effect is uncertain. A realistic discussion at the start can identify practical issues that a tax calculation cannot resolve.
The useful approach is to treat the scheme as one part of the decision. Establish eligibility, understand the accounting options and check the other arrangements before relying on an expected income figure.
