An Inverness property can be assessed as a permanent home, a residential letting or visitor accommodation. These are different plans, even when the building is identical. Choose the intended use before comparing income, because a holiday booking calendar cannot be treated as the equivalent of a continuous residential rent.

Define the geography of the evidence. Inverness sits within the much larger Highland council area, so a Highland average does not necessarily describe an urban street. The linked location guide identifies limited rental data in parts of its coverage. A missing yield figure is a reason to investigate further, rather than to invent an estimate.

For a residential letting, use current Scottish guidance and advisers familiar with Scottish tenancy arrangements. Do not transplant an England agreement or an English possession process into the plan. Check the registration, safety and other requirements relevant to the property with the appropriate authorities before marketing.

If the proposal involves short stays, investigate that use separately. Ask the council what licensing and planning requirements apply, and obtain written confirmation from the lender, insurer and any relevant building management body. A listing on a booking platform does not answer those questions.

Examine the practical running arrangements. Identify who can attend a leak, repair a failed appliance or inspect an empty home when you are elsewhere. Obtain quotations for management and servicing, and establish what the quoted fee excludes. Distance can turn a small maintenance job into a more involved operational issue.

For the building, commission suitable condition advice and review heating, insulation and water systems. Ask about previous work and obtain evidence rather than relying on a description of a recently refurbished interior. Match the scope of the survey to the property.

Finally, test the budget with a lower income period and an unexpected repair. Keep residential and visitor scenarios in separate calculations. This is a research framework, not a forecast of Inverness demand or a recommendation that one letting model will be more profitable.
