This archive report covers Nationwide's August 2025 house-price release. The original figures were checked on 16 October 2026 and should not be read as a current market valuation.

What the release showed

Nationwide reported a 0.1% monthly decline after seasonal adjustment. Annual growth slowed to 2.1%, compared with 2.4% in July.

The release listed an average price of £271,079, explicitly identified as not seasonally adjusted. The monthly percentage change and that average therefore need to be read with their different statistical treatment intact.

Keep the measures separate

A monthly decline alongside positive annual growth is not a contradiction: the comparisons cover different periods. Similarly, subtracting two unadjusted average prices does not recreate a seasonally adjusted monthly index movement.

Nationwide's commentary described continuing affordability pressures. That was the publisher's assessment accompanying this particular release, rather than a guarantee about subsequent prices.

Apply the archive carefully

A national index is context for property research, not a valuation of an individual home. For a decision today, compare recent local evidence, the property's condition and the circumstances of the transaction.

Keep the source, period and methodology visible when comparing reports from different organisations. An apparent disagreement may reflect different coverage or calculation methods rather than a mistake.

This dated snapshot records a modest monthly movement in August 2025. It does not establish what a buyer should pay or what a seller will achieve now.
