A national average can hide very different housing choices. Rightmove's analysis published in June 2026 used an approximately £378,000 budget to illustrate what buyers could find in different parts of Great Britain, using May asking-price data.

Different homes for the same budget

The research compared a four-bedroom detached home in Scotland with a one-bedroom flat in London. In the underlying table, the corresponding averages were £376,893 and £369,305. Four-bedroom detached homes in the North East averaged £369,075.

These figures describe the properties in Rightmove's analysis. They do not promise that a particular home will be available at the same price or that an offer will be accepted.

Understand the comparison

The study grouped listings by local authority, property type and bedroom count, excluding areas with fewer than 25 listings. Its figures were asking prices rather than completed sale prices. They are a snapshot of the market at that time, not current valuations.

Build a personal shortlist

Before comparing locations, write down the space you actually need and the costs you can sustain. Include travel, maintenance and any service charges alongside the purchase price. A larger home further away may not suit someone whose working pattern requires frequent travel.

Use market comparisons to generate questions for viewings, then assess individual properties on their own condition and circumstances.
