This updated market note uses official figures available at our October 2026 editorial review. The original archive date is retained; the statistics below relate to their stated months, not necessarily that earlier publication date.

The published snapshot

ONS put the average house price in Kingston upon Thames at £592,000 in July 2026, with a 3.3% rise over the year. The house-price estimate is provisional. Average monthly private rent was £1,811 in August 2026, with a 1.2% fall over the year.

Notice when prices and rents diverge

The published snapshot combines an increase in sale prices with a small decline in average rents. It does not support an assumption that a higher purchase price will automatically be accompanied by higher rental income.

Build a property-specific budget

Review affordability using a rent supported by comparable evidence. Model a period without rent and the actual finance quote separately; label these as your scenarios rather than ONS forecasts. Dividing the borough’s average rent by its average sale price would not establish the yield on a matched property. Calculate any proposed return using the actual purchase assumptions, supportable rent and clearly stated costs.

Keep the data date attached

Local estimates can be more variable than national figures, and house-price estimates are revised. Use these figures as background research, then refresh the evidence before committing to a purchase. No borough-wide statistic guarantees demand, income or resale value.
