The published snapshot
ONS put the average house price in Southwark at £572,000 in July 2026, with a 0.1% change over the year. The house-price estimate is provisional. Average monthly private rent was £2,474 in August 2026, with a 5.4% rise over the year.
Distinguish price stability from rental growth
In this snapshot, sale prices were broadly level while the rental measure increased. Those movements describe different groups of properties and do not prove that the return on a particular investment improved.
Build a property-specific budget
Ask the agent for comparable evidence that matches the home’s size and condition. Record whether each rent is an asking figure, an agreed new letting or an existing tenancy payment. Dividing the borough’s average rent by its average sale price would not establish the yield on a matched property. Calculate any proposed return using the actual purchase assumptions, supportable rent and clearly stated costs.
Keep the data date attached
Local estimates can be more variable than national figures, and house-price estimates are revised. Use these figures as background research, then refresh the evidence before committing to a purchase. No borough-wide statistic guarantees demand, income or resale value.
