A pronounced movement in a provisional series
ONS reported a July 2026 average house price of £877,000 in Westminster, provisionally 20.7% below a year earlier. This was a much sharper decline than London's 3.3% fall. August private rents averaged £3,196 a month, broadly unchanged annually.
The size of the purchase-price movement makes the data limitation especially relevant. ONS cautions that local estimates use fewer properties than national measures and recommends considering trends over a year or longer. July figures remain provisional and can be revised.
Do not mistake an average for a discount
The published decline does not mean every Westminster property lost the same proportion of value or that an individual asking price represents a bargain. The buyer still needs evidence for comparable accommodation, its precise location, condition and tenure.
For an income-producing purchase, verify the proposed use, achievable rent and ongoing liabilities. The rent and purchase averages describe different samples, so combining them cannot establish a guaranteed yield. Acquisition costs, maintenance, management, finance and periods without rent belong in the budget.
This replacement removes the imported best-area claim because the original record supplied no supporting research. The statistics are a dated market benchmark, rather than a ranking of locations or a prediction of recovery. Obtain property-specific professional advice before relying on them for a commitment.
