Landbay has launched 12 Core buy-to-let products in Scotland, according to Mortgage Strategy’s report on 4 November 2026. The range includes two- and five-year fixed-rate options up to 75% loan-to-value for standard residential investment purchases and remortgages.
The report describes both automated valuation model products and alternatives using other valuation arrangements. It also identifies different fee structures, making the interest rate only one part of the comparison. The launch follows the lender’s earlier introduction of its Premier range into Scotland.
Compare the fee as well as the rate
Among the examples reported are a two-year Core AVM rate of 4.74% with a 5% fee and a 5.74% option with a 3% fee. These are dated launch examples, not a statement that the same products will remain available. Check current lender information before relying on them.
A lower advertised rate does not establish a lower total cost. Ask an adviser to compare the actual loan amount, product fee, valuation arrangements and other relevant charges over the intended period. Establish how a fee would be paid and whether adding it to borrowing changes the calculation.
Check the property and the case
Availability of an automated valuation route should not be assumed for every property. Ask which route applies, what happens if the property cannot use it and whether the costs or timing change. The lender’s current criteria and assessment still determine whether an individual application is acceptable.
For a remortgage, bring the existing loan information into the comparison, including any charge for leaving the current arrangement. For a purchase, keep the financing timetable aligned with the transaction rather than assuming a product announcement means funds are immediately available.
Keep the proposal current
Mortgage ranges can change after publication. Record the date of any illustration and clarify when the proposed terms must be checked again. A news article describes the launch; it does not reserve a rate or replace a personal recommendation based on the borrower’s circumstances.
For brokers, the practical development is another range to assess for relevant Scottish cases. The useful comparison remains the complete borrowing proposal and the property involved, rather than treating an expansion in choice as proof of a saving.
