TwentyCi has launched Opportunity Signals, a service designed to alert mortgage advisers and networks to property activity associated with existing clients. Mortgage Strategy reported the launch on 3 November 2026.

According to the report, the service compares properties in an adviser’s client bank with TwentyCi’s residential property data. Potential signals include a home being listed for sale or letting and progress towards completion. The company says leads can be supplied through a daily file or an API, with property information and a current valuation.

An alert is not an instruction

TwentyCi estimates that 4.6% of a typical adviser’s past clients list a home for sale each year and another 3% list one to let. Its illustration describes 76 possible opportunities from a client bank of 1,000 over twelve months. These are commercial estimates, not evidence that every alert becomes a conversation, application or completed mortgage.

An adviser assessing the service should ask what event generates each signal, how recently it occurred and how a property is matched to the existing record. A correct address match does not necessarily explain the client’s intentions or the support they want.

Check the contact process

Before using data in a client workflow, establish the source, permitted use and the business’s approach to contacting people. Ask how changes, incorrect matches and requests to stop contact are handled. An existing commercial relationship is not a complete explanation of every subsequent data use.

When making contact, avoid presenting an automated indication as something the client has personally told the adviser. Confirm the circumstances and whether help is wanted before assuming the event creates a new borrowing requirement.

Measure the result

A trial can track alerts, successful contact, appropriate appointments and eventual outcomes separately. Include time spent checking inaccurate or irrelevant signals. That gives a more informative assessment than counting every record delivered as new business.

Likewise, a supplied property valuation needs its basis and limitations understood before it is used in a lending discussion. It is not the same as a lender’s assessment of the security.
