Preparing a home for sale involves more than choosing photographs and an asking price. Before launching a listing, gather the information that an agent and conveyancer are likely to need and identify questions that may take time to resolve. This editorial guide concerns England and Wales; the process differs in Scotland and Northern Ireland.

Build a property file

Start with the ownership details and the documents already available. List alterations, warranties, approvals and any known issue that needs explanation. For a leasehold home, identify the managing agent and the route for obtaining relevant lease and management information. Do not guess an answer simply because a form has arrived before the supporting paperwork. Ask your conveyancer what is required.

Compare agent instructions

Request a clear written explanation of fees, the proposed service and the terms of instruction. Ask how the asking-price recommendation was reached and distinguish an advertised price from evidence of an achieved sale. Read the contract before signing and clarify any term you do not understand, including the circumstances in which a fee may become payable.

Plan the presentation

Prepare an accurate description of the home and agree access for photographs and viewings. Protect occupants' private information and do not conceal a known problem through image editing or an incomplete description. Confirm who will update the listing if the circumstances change. Keep the current version of the particulars so there is a record of what was advertised.

Understand the next stages

GOV.UK's selling guide covers preparing to sell, energy certificates, agents, conveyancers, offers and the transfer of ownership. Work through the stages with the relevant professionals rather than assuming that an offer alone settles every detail. Ask who will provide progress updates and how outstanding enquiries will be tracked. Avoid promising a moving date before the transaction supports it.

Keep the process manageable

Use a short list of open questions, each with an owner and the date it was last followed up. Return information promptly and flag a change in your plans early. Good preparation cannot guarantee that a transaction completes, but it gives the people involved a clearer basis for progressing it. Reviewed 30 October 2026.
