Bicester Property Research: Keep Cherwell's Averages in Context

Cherwell's official housing figures can help frame Bicester research, but they are district-wide measures rather than a valuation of the town.

Bicester buyers can use Cherwell's ONS housing series as a district benchmark. It should be kept separate from evidence about an individual neighbourhood, development or property.

What the district figures record

Cherwell's provisional average house price was £357,000 in July 2026, up 4.7% annually. Average monthly private rent was £1,304 in August, an increase of 2.2% over the year. The release was published on 16 September 2026.

Compare the relevant property type

July averages ranged from £172,000 for flats and maisonettes to £577,000 for detached houses. First-time buyers paid £306,000 on average. A buyer considering a flat should therefore avoid treating the all-property average as the likely price of that home.

Do not infer a guaranteed yield

The separate rent and sale-price series do not identify a matched investment. Obtain comparable evidence for the proposed property and include financing, maintenance and any service charges in the budget. The original imported yield cannot be verified from these district averages.
