Editorial review: 17 October 2026. This replacement briefing uses later official data; the archive publication date is retained.

Use the wider statistics honestly

ONS reports Bournemouth together with Christchurch and Poole. Across that combined authority, the provisional July 2026 average house price was £310,000, down 1.9% annually. August rents averaged £1,398 a month, up 2.8% over the year. These are not Bournemouth-only estimates and do not establish a yield for a particular home.

The contrasting price and rent movements underline why a purchase needs its own appraisal. Compare similar properties, establish realistic letting evidence and allow for repairs, finance, management and empty periods. The unsupported yield in the imported title has been removed.

Check the character of the location

BCP Council's conservation-area register includes Bournemouth locations such as Boscombe Spa, Dean Park, Westbourne and Southbourne Grove. It explains that development should respect the area's character and that some minor works have more limited permitted-development rights.

A place appearing on that register does not mean every building is listed, nor does it tell a buyer what works are authorised at a particular address. Read the relevant map and appraisal, then check current requirements before budgeting for changes.

This is a dated research briefing, rather than a neighbourhood ranking. July price estimates are provisional; broad averages and conservation designations serve different purposes and should not be treated as predictions of future performance.
