Cardiff's housing figures offer a starting point for comparing homes, but they do not identify a single best purchase. A flat and a family house carry different prices, running costs and potential occupier requirements.
What the official figures show
ONS reported a provisional average Cardiff house price of £272,000 for July 2026, 2.7% above July 2025. Flats and maisonettes averaged £161,000, compared with £262,000 for terraced properties and £325,000 for semi-detached houses.
The average private rent was £1,177 a month in August 2026. By bedroom count, the figures were £908 for one bedroom and £1,085 for two bedrooms. These are area averages covering the rental stock, rather than quotations for a particular available property.
Make the shortlist internally consistent
Compare properties with similar bedroom numbers, condition and tenure. For a flat, put service charges and building maintenance alongside the mortgage calculation. A lower purchase price can be outweighed by significant ongoing expenditure or work required.
If considering a property for letting, obtain evidence of comparable completed lettings and check how long similar homes have taken to secure occupants. Do not assume a city-wide average rent applies to a home simply because it falls within Cardiff.
Keep uncertainty visible
ONS revises house-price estimates and cautions that local trends can vary with smaller samples. Record the observation month and refresh the figures before relying on them. No yield or future growth forecast is made here.
