The mix of homes matters
Cheltenham's provisional average house price was £323,000 in July 2026, broadly unchanged from a year earlier. But the all-property figure conceals a wide spread: ONS reported £201,000 for flats and maisonettes, £322,000 for terraced homes, £395,000 for semi-detached properties and £625,000 for detached homes.
These are separate market segments. A buyer comparing a flat with a family house should therefore avoid treating the borough average as a universal valuation. The first-time-buyer average, £269,000, describes another group of transactions rather than a target price for investment purchases.
Rental growth needs closer evidence
Private rents across Cheltenham averaged £1,261 a month in August 2026, up 4.8% annually. That borough-wide measure does not establish the letting value of each property type, and it cannot be paired indiscriminately with the purchase figures to promise a return.
For an actual acquisition, compare similar homes and include service charges where relevant, maintenance, management, finance and time without a tenant. Property condition and ongoing liabilities can change an apparently attractive price comparison substantially.
The previous archive headline's yield has been removed because the import supplied no evidence for it. July prices remain provisional and local estimates may fluctuate or be revised. These figures support further research rather than a recommendation to buy in a particular district.
