A stable headline can hide differences
Colchester's July 2026 average house price was provisionally £298,000, broadly similar to July 2025. Private rents averaged £1,197 a month in August, rising 2.1% over the year. That rental increase was below the East of England's 3.5% rise.
The first-time-buyer average was £250,000; mortgage-funded purchases averaged £298,000. These figures describe different sets of transactions and do not identify a best location or a minimum amount needed to invest.
Define the accommodation you are assessing
An appraisal should begin with the particular property rather than the broadest market average. Compare similar floor areas, bedroom numbers, condition and tenure, and distinguish completed sale evidence from asking prices. Rental estimates need the same discipline.
The fact that the overall price measure changed little does not mean individual homes held their value or that repair costs were unchanged. Investigate the building and its ongoing liabilities before deciding whether an advertised price fits the intended budget.
The previous archive yield has been removed because it was not supported by an underlying calculation. Allow separately for acquisition, work before letting, recurring maintenance, management, borrowing and empty periods. July house prices remain provisional and subject to revision. These local-authority statistics are a dated reference point for further research, not a neighbourhood recommendation or a guarantee of rental performance.
