Maidstone’s housing series provides a borough-level benchmark for buyers and landlords. It should be matched to the authority boundary and supplemented with direct evidence for the address, rather than used as a single price for all Maidstone homes.
Stable prices, rising rents
The ONS release updated on 16 September 2026 reported a provisional average sale price of £353,000 in July. That was similar to July 2025. The first-time-buyer average was £292,000 and the mortgage-buyer average £352,000, also broadly unchanged annually.
Average private rent reached £1,297 a month in August 2026, compared with £1,259 a year earlier. The 3.0% increase was similar to the South East’s annual rental growth.
Useful comparisons
For a particular purchase, compare the same accommodation type and bedroom count. A borough average includes a mix of properties and cannot identify a fair offer for a home with different condition, tenure or running costs.
Use the official observations to question assumptions, then assemble a separate budget for the property. Sale prices and rents refer to different reporting months and samples, so they do not establish an achievable yield. The archive’s unsupported yield claim is omitted. Local data can be variable and house-price estimates remain provisional, making a longer view more informative than a single monthly movement.
