Planning evidence comes first
A proposed Poole purchase or conversion should be assessed against the policies applying to its exact address. BCP Council identifies the Poole Local Plan 2018 as a strategy for homes, jobs and infrastructure to 2033. Its planning page also lists neighbourhood plans for Broadstone, Poole Quays Forum and Sandbanks Peninsula.
The council describes an Article 4 direction affecting land in or beside Branksome Park Conservation Area. Within its mapped scope, certain highway-frontage gates, walls and other enclosure works require planning permission. This is an address-specific restriction, not a statement that the same control applies everywhere in Poole.
Keep the market boundary visible
The ONS housing series combines Poole with Bournemouth and Christchurch. Its July 2026 average purchase price was provisionally £310,000. That provides wider context, not a Poole-only valuation or proof of what a proposed development would sell for.
Before pricing a project, compare the proposed accommodation with suitable local transactions and investigate the relevant planning history, title and condition. An assumed refurbishment or conversion should not be included in an appraisal as though approval were guaranteed.
The original archive's unsupported yield has been removed. Policies and maps should be checked for subsequent changes, while provisional housing estimates may be revised. This briefing identifies research questions; it does not recommend a purchase or forecast development profit.
