A borough-level benchmark

Swindon's provisional average house price was £264,000 in July 2026, an annual increase of 2.6%. Private rents averaged £1,096 a month in August, up 4.5% over the year. ONS described that rental growth as similar to the wider South West.

These borough-wide results help establish a market reference point. They do not identify the rent achievable from a specific home or show whether a particular purchase is good value. The spelling in the imported title has been corrected from Swindown to Swindon, and its unsupported yield has been removed.

Separate affordability from return

The July first-time-buyer average was £225,000, compared with £266,000 for mortgage-funded purchases overall. These measures represent different buyer groups. They should not be confused with an investor's deposit requirement, mortgage offer or total acquisition budget.

A useful shortlist needs comparable sold properties and letting evidence, with attention to bedrooms, floor area, tenure and condition. Work out repairs and operating expenditure before judging whether a projected rent supports the purchase price. Faster average rental growth does not establish that an individual landlord can raise income by the same percentage.

July prices are provisional and can be revised. Local data are more variable than national estimates, so a single month's change should not drive a purchase decision. Treat these figures as research inputs rather than an investment forecast.
