County figures are context
Somerset's provisional average house price was £282,000 in July 2026, up 3.1% over the year. The county's private rental average reached £1,016 a month in August, an annual increase of 6.2%. These are Somerset figures, not separate estimates for Wells.
That distinction prevents a common appraisal error: presenting a broad statistical average as the income or price of a particular city property. Wells buyers need comparable transactions and letting evidence for the relevant property type, condition and immediate location. The original archive's unverified yield is not retained.
Investigate the building's status
Wells' council-published March 2023 neighbourhood-plan material discusses its conservation-area appraisal and the concentration of listed buildings in the city. Somerset Council explains that conservation-area controls can affect works including windows, extensions and demolition, and that additional Article 4 restrictions may apply.
A renovation budget should therefore begin with the exact address and its designations. Historic policy documents help identify questions; current council advice and the relevant permissions determine what can proceed. A heritage designation is neither a promise of investment performance nor proof that every alteration is prohibited.
The market figures are a dated benchmark and July estimates remain provisional. Assess the actual building, realistic rent and all ownership costs before drawing conclusions about affordability or return.
