A Woking letting appraisal should test its rental assumptions rather than automatically applying regional growth. The local ONS series provides an example of how a borough can move differently from the wider South East.

A different rental direction

Average private rent in Woking was £1,620 a month in August 2026, 1.6% lower than a year earlier. Over that period the South East average rose by 3.0%. The local figure therefore does not support an assumption that every Woking property’s rent increased with the regional rate.

For July 2026, Woking’s provisional average house price was £440,000, broadly unchanged annually. The first-time-buyer average was £334,000 and was also similar to the previous year’s figure.

Keep the appraisal property-specific

The ONS observations describe the authority area and are not a promise about an individual tenancy. Compare homes of similar size and condition and distinguish evidence of an agreed rent from an advertised asking rent.

A proposed purchase still needs its own cost schedule, including financing, maintenance and any communal charges. The archive’s percentage-yield headline has been removed because the available evidence does not substantiate it. Sale and rent averages use different populations and months, while local price estimates can be revised. Review the longer trend alongside direct comparables.
