The Isle of Wight’s official housing figures cover the local-authority area as a whole. They offer a common reference point, but cannot establish that every town, property type or letting arrangement has the same market conditions.

The reviewed market snapshot

ONS put the island’s provisional average house price at £246,000 in July 2026, broadly unchanged over a year. The average paid by first-time buyers was £200,000, while the mortgage-buyer measure was £242,000. These measures describe different buyer groups.

Average private rent was £951 a month in August 2026, up 7.2% from £887 a year earlier. That was faster annual growth than the South East’s 3.0%, even though the local cash rent and regional growth rate are separate comparisons.

Choose the correct tenancy evidence

A long-term residential rental appraisal needs comparable residential accommodation. The published private-rent series should not be treated as evidence of holiday-let occupancy, nightly charges or seasonal revenue. Those would require a different evidence base.

Check the precise location, property condition and ownership costs before using an island-wide benchmark. The rent and purchase-price averages are not paired observations and do not verify the former yield headline. ONS warns that local price estimates are provisional and short-term movements can be variable.
